About Osprey Village
We are an over 55 community. The board of directors meets quarterly and open to all owners. Our annual meeting is held in February when we vote for new officers and committee members. All owners are encouraged to attend and participate.
Association monthly fee is $585.00 and due the first of each month. Checks are payable to Osprey Village COA and may be mailed to 4350 Timothy Drive, Merritt Island Fl 32953. Or dropped in the lock box at 4281 Timothy Drive.

Announcements can be found on our News page, Osprey Village Facebook page, and our community bulletin board located on the west side of Timothy Drive. Social events such as dinners, garage sales etc. will be listed here. The Facebook page is called OSPREY VILLAGE AT CEDAR CREEK. Suzanne Perucci maintains this for residents and owners only. The newsletter is published monthly by Gail Williams. We will also include information on the calendar on the web site.
Spectrum internet and cable is included in our monthly fee and includes two (2) receiver boxes and /or a VR receiver box or Cloud Recording Service. Customer number is 833-697-7328. If you have questions regarding this service, contact Suzanne Perucci at 845-721-6999.
Trash is handled through Waste Management, 321-636-6894. Trash pick-up is Tuesday and Friday while recycle is every Thursday. Large items require a call for special pick-up.
Maintenance of the properties is the responsibility of the board. Gutters, Windows and doors along with the interior of the home are the responsibility of the owner. Issues or questions should be addressed to board member. If changes to the common grounds or the exterior features of your home are needed you must first contact the board for approval and wait for said approval before any changes can be made.
Exterior décor of small garden flags, potted plants that are well maintained and do not protrude into walkways or lawn mowing areas are allowed. It is not permitted to hang garments, towels or rugs from the windows, or patios. If flying American flags over night they must be lighted.
Gate codes and remotes can be obtained from Randy Koontz (the gate keeper) 304-610-2397. The current price for remote is $45. Checks for remotes are payable to Bella Vita POA. Randy will explain the use of the codes or you may contact a board member.
Pets are currently allowed at a maximum of two each no more than 35lbs. If on the common ground, they must be leashed. Please be sure to clean-up after your pets.
The board keeps a list of contacts to notify in cases of emergency. The governing docs stipulate the board be supplied a spare key of emergencies. Only the board has access to this key and it is only used for emergencies and two board members go in together.
Brevard County Fire Rescue Station 43 non-emergency number is 321-454-6652. They can be called for lift assist if needed and they will also change batteries in your smoke detectors.
